A planning application for 192 houses in Monks Risborough has been recommended for refusal by Wycombe District Council planners.

The planning committee will discuss the application, submitted by Gladman Developments Ltd, at a meeting tomorrow night.

The plan for 192 houses, with vehicle access and a play area in Mill Lane, has been recommended for refusal after a number of issues were raised with it.

Loss of agricultural land, harmful impact on Chilterns Area of Outstanding National Beauty and an unsafe pedestrian railway crossing have all been outlined as potential reasons to refuse the development.

It is also feared that future expansion of the railway line could be harmed, with planning officers warning that "the proposed development... may impinge on land required to double track the railway line between Princes Risborough and Aylesbury."

The risk of flooding on the site has also raised concerns, with WDC arguing that "the development would fail to demonstrate that it would not increase the risk of flooding at the site and within areas of the site."

Gladman Developments Ltd originally planned to build 210 houses on the site, but the application was amended in February this year to reduce the number to "up to 192."

In a planning statement, the developers argued that their "overall vision for the site is to provide a distinctive and high quality place, which enhances the qualities and character of Monks Risborough."

The Wycombe District Council planning committee is due to discuss and decide on the development at the District Council Offices on Wednesday evening at 7pm.
