Plans to turn a village farm in the AONB into a wedding venue have prompted outrage from residents amid fears of extra noise and more traffic on a “dangerous” road.

Residents living in Cadmore End say there is “no need or demand” for another wedding venue in the area because there is already one just minutes away in Lane End – but plans have been put forward for Rackley’s Farm on Marlow Road.

The Sargent Charitable Trust – which aims to “preserve, protect and improve” land – wants to demolish the outbuildings and extend the existing barn, adding a basement, before refurbishing other buildings on the site.

If given the go-ahead by Wycombe District Council (WDC), the wedding venue will be able to hold around 120 guests, with space outside for 60 cars.

The existing farm house would be divided into an area for the bridal party to prepare and an office for the venue manager.

Those living near the farm say the plans should be thrown out over concerns about parking, the busy main road and noise disturbance.

Clifford Miller, who lives in the village, said the farm exit – where happy couples and their friends and families would arrive and leave the venue – is on a “blind” corner and light and noise would from cars would “disturb” neighbours.

Another villager, who did not want to be named, told the Bucks Free Press “100 per cent of people in the village are against the plans”.

She said: “pretty much all the people living here are retired, they don’t need a wedding venue here. Nobody wants it, but we’re coming up against a brick wall. They are talking about knocking down buildings – the noise will affect everyone because it is a small village.”

Leah Mills, who lives on Marlow Road, added: “Traffic will be greatly increased through staff, deliveries and guests. This is a dangerous road already, the entrance is on a blind bend, and this would further increase the number of accidents.

“The noise levels will greatly increase through traffic, guests, music, delivery vehicles and fireworks. This is of particular concern because there are a number of equestrian properties and other livestock in the area. These animals will be directly affected.

“Lots of families with young children live in the area and the noise levels and increase in dangerous traffic will impact on them.

“The light from vehicles entering and leaving the property late at night, and the noise linked to this, is very inconsiderate of the neighbours, in particular the properties directly opposite the entrance.”

Another neighbour raised concerns that the planned open doors will turn the building into an “open air music venue generating more noise than the M40.”

Lane End Parish Council (LEPC) said it was supportive of the plans, but wants music levels to be controlled and urged the applicant and Bucks County Council to look at the safety of the main road.

On behalf of LEPC, clerk Hayley Glasgow said: “Subject to these issues being properly addressed, we maintain our support. If it can re-invigorate derelict buildings, potentially encourage some more local employment via catering and boost use of local produce as the applicant states, then the parish council feels it will be beneficial to the parish as a whole.”
