22 per cent of shop fronts in Eden, High Wycombe empty, survey finds


EDEN has a higher rate of empty businesses than the High Street, a council officer said last night.

David Dewar said an April study found 22 per cent of the length of Eden fronts are not being used.

This was compared to 14 per cent from a January study of the High Street. He said the two were comparable.

Overall, 14 per cent of business frontages are empty, he said. This includes other areas of the town centre.

Mr Dewar, a planning policy officer, said the figure was “probably higher than Eden would have hoped for but I think it is a natural effect of the economic problems we have experienced nationally”.

He added: “I am sure that will resolve itself over the coming months as the economy improves.”

Eden centre director Daniel Tomkinson said: “Since the opening of Eden in March 2008 High Wycombe has moved into the top 50 retail destinations in the UK, which is a great story for the town.

“Over the summer there will be a number of new exciting store openings and we’ll be sharing details of these soon.

“We also have a number of other retailers interested in Eden and we’re confident that we’ll be celebrating even more new openings in the coming year that will add to our great current retail offer of over 95 stores.”

It comes after reports that High Wycombe has among the highest rates of empty shops in the UK (see links, bottom of story).

Mr Dewar said of the High Street rate of empty properties: “It is fair to say that is high and that has possibly risen even more since then.

“It is fair to say this is partly, and only partly, down to the new shopping centre opening.”

Shops had moved into Eden, he said, and the recession had made matters worse.

And he said high rents has “caused a lot of problems for operators and businesses” while handover times between new tenants were taking too long.

Yet he said the council was looking at revising policies on the appearance on frontages and “trying to generate a number of major events” to help trade.

The council wanted to “create an evening economy” in the High Street by demanding only 50 per cent of properties are shops with more pubs, cafes and firms, he added.

This would be set at 80 per cent shops in Eden.

White Hart Street, Queen Square and Church Street would benefit from plans to let property owners allow change use of the building without WDC permission.

All the plans – out to consultation - would “protect and revitalise the town centre” he said.

Eden is very disappointing when compared to older shopping centres like Uxbridge, Watford and Reading. It's a bit of a mess and should have been state of the art.

So why the misleading headline BFP??
Is it to cause more sensationalism?
It may have more units empty but go there on a Saturday afternoon and then go to the High Street.
Then come back and report accurately instead of a la Sun..

I bet Eden has more % of its square footage empty as well as they are mostly big units compared to their frontage, where the opposite is true of the High Street

Send a reporter to the 2/3 'venues' below us in that list and you'll no doubt get a clear impression that Wycombe is doing comparatively very well.

I much prefer Eden to some of the other closed-in type, oppressive shopping malls in other towns & feel very relaxed there and 'at one' with its brave height and spaciousness.

We just need a bit more of the rest of Wycombe town & valley to be 'spring-cleaned' and brought into the current century.

It's a clear choice.

Do we want to live in a modern Wycombe or stay in the 'Whingecombe' of the past that some view with such incomprehensible & mawkish fondness?

I agree- I went to Westfields when it opened last October and I haven't been back. It was far too hot and stuffy inside.

Half of Eden is covered, half is not. When it's not raining, the uncovered part is very pleasant.

Eden always seems to be busy when I'm there.

High Wycombe Town Centre & Eden is a disaster - This is all down to the arroganace of TESCO - the new town centre should have been built in the 1990's Eden lacks substance and style - look at The Oracle in Reading. Eden is a wasted opportunity 300million was wasted in my opnion. Wycombe lacks a landmark & the infrastructure is gettinbg worser with the the council trying to cram everything in the town centre. It is a disgrace - LET THE PUBLIC DECIDE AND HAVE A VOTE ON WHAT WE WANT FOR THIS TOWN RATHER THAN BURECRATS THINKING what they know is best!

Clearly some of these figures are wrong. You can't have Eden at a figure of 22%, the High Street 14% and then it still be overall 14%!

I honestly feel that the design of Eden just amplifies the weather extremes in this counter. In the summer it is hot (no air con) but at least on the high street you get the sun. Then come winter it rains INSIDE! and its freezing! Yea cutting edge design...no cutting COSTS!

I agree- I went to Westfields when it opened last October and I haven't been back. It was far too hot and stuffy inside. Half of Eden is covered, half is not. When it's not raining, the uncovered part is very pleasant. Eden always seems to be busy when I'm there.

Best time to visit Westfields is in the evenings as it is opened until 9.30pm. I quite often stop off on the way home. Loads of room, great choice and you can finish with a nice glass of champagne!

But not at 1pm, when most will go.

I may go back one day when it'll be emptier. I certainly didn't enjoy it last time- it was too hot and busy.

But I'll give it another chance.

I really don't see what peoples problem is with Eden. It's always packed on a Saturday and reasonably busy for the rest of the week and I prefer it being open like it is. If it was like the Oracle in Reading I'm certain these same people would complain that it's too hot or it's not environmentally friendly. It seems some people are just never happy!

THE DESIGN IS FLAWED LIKE THE COUNCIL.
WE NEED TO GET THOSE RESPONSIBLE FOR THE DESIGN OF EDEN AND PUT THEM IN THE STOCKS FOR A GOOD THRASHING.
THOSE RESPONSIBLE FOR SUCH DELIGHTS AS THE EDEN, THE SWAN AND THE NEW LIBRARY IN WYCOMBE HAS SUCCEEDED IN MAKING THE TOWN LOOK LIKE A MONOLITHIC 21ST CENTURY TOILET.

WHAT WE NEED IS TO GET OUR ICE-BANK SAVING BACK AND USE THIS TO DEMOLISH EDEN AND RE-BUILD IT USING 'WATER' AS THE CENTRAL THEME. THOSE THAT WERE BORN IN WYCOMBE MAY RECALL THAT IT WAS A QUAINT TRADITIONAL COUNTRY VILLAGE WITH A RUNNING STREAM THAT IS SADELY CHANNELLED UNDERGROUND.

Many retailers are appalled by the sales performance of their outlets in Eden, this is well known.

The owner is under financial strain. There are no buyers at any price in this market, a one-off Eden write down in the accounts must be an option.

As I said when Eden opened, it will be empty by 2010 with tumbleweed blowing through.

The JUDGE is barking up the wrong tree.

Those responsible for the building of the Eden Centre are not councillors but private developers and big banks.

True, WDC did put in some land towards the project in return for a share of the profits.

If private developers and the banks want to spend their money on poor investments, how and why should we stop them?

If visrtually no taxpayers' money was spent in building Eden, why should we waste taxpayers' money on demolishing it?

I don't understand the Judge's logic.

I have an idea!

I really don't think this is any surprise. Eden has higher end shops where the high street is full of lower end shops e.g pound shop.

As we are in the middle of an economic downturn where do you think people are likely to spend there pennies.

3 years ago this would have been the opposite, Eden would have been bustling with people and the High street would be deserted. Well perhaps for a couple of tramps going toe to toe outside the Falcon.
