PLANS for a coffee shop in Prestwood have been turned down after neighbours kicked up a stink about the "unpleasant smells" it could generate.

Villagers' objections to the proposals to convert a house in High Street into a café and first storey flat led to Chiltern District Council's planning committee rejecting the application on Thursday.

Residents raised a host of objections to the shop, which would have sold homemade cakes, sandwiches and soup or salad depending on the season.

They said it could potentially cause air pollution to neighbours and the additional traffic levels caused by people going there would affect the safety of children going to nearby schools.

Residents added the proposals were "out of character with the village" and would "irreversibly harm the street scene and attractiveness of the area", adding it was a "misuse of an attractive building".

The applicant said however the shop would only require a small amount of produce and would not need daily deliveries of ingredients.

They added no bad smells would be generated, and the shop could also be used as a craft centre that could potentially offer training and teaching to small groups.

One letter of support was received for the application, which said it would enhance Prestwood and the nearest similar shop was three miles away.

The plans were rejected by the council after they cited the road not being wide enough to cope with an increase in traffic and there being insufficient room for parking as reasons for refusal.

How ridiculous. An increase in traffic?! A small coffee shop is unlikely to attract people from miles around who will make a special journey just to visit. It is, however, ideally placed to catch passing trade, vehicles who would be using the road anyway. So parking may be an issue but not an 'increase in traffic'! This is a busy road already so a coffee shop is unlikely to affect the safety of local children.

Its obvious here that they were scraping the bottom of the barrel for reasons to object to this. Sadly, this is yet another case of NIMBY. How this country is supposed to progress & grow economically with an abundance of NIMBYs is a mystery. But of course the NIMBYs are alright so thats all thar matters.

I think Prestwood folk quite like the place the way it is. Decent chippy, dump of a pub over the road, but decent pubs at the Kingshill & Missenden ends. Traffic is a problem in the middle, surely no one can deny that ?

Green Man: decent?! Each to their own I suppose. I wouldn't say traffic is a problem necessarily. Depends what you mean by problem. Speeding - yes. HGV's ignoring the weight restriction at the GM end - yes. Congestion - no.

From the picture above it seems there is space for vehicles to park on site too - And with the new Costas in Bourne End and Flackwell I dont see "increased traffic issues" around there.

And yet WDC Planning have given planning permission to build two houses in the very small car park of the Live and Let Live pub, in spite of the road not being wide enough, (indeed it is on a bridleway that doesn't even belong to WDC) and insufficient parking (there is a very small layby that, once again doesn't belong to WDC).

In fact there were quite a lot of objections to the planning application for the development of the Live and Let Live - so why did they ignore them and give consent?

What I was alluding to was the fact that planning permission seems to be given more readily to developers than it is to small business and private individuals. Why?

Err, no, the Country's in recession because of incapable and inept politicians who turned a blind eye to the irresponsible and crass lending decisions of the major banks,. what's keeping us IN recession (including those of us who did not contribute to it), is the same/similiar Government, instead of making business more affordable by lowering taxes actually increasing the burden to business, along with the major corporates not paying their dues but nevertheless are expodentially raising their costs well above inflation.

You cant blame everything on the government! This issues falls directly at the door of the local authority, where the buck stops. Small businesses feed larger businesses. Just as 1st time buyers dictate the strength of the housing market.

Anyway its not all about money. Improving as a country is also about quality of living & the standard & variety of goods & services that are available. Personally, the more businesses that start up, the better, as its more competition & better value for us consumers.
