Safety fears over increased traffic on the site of a possible large office development have been heightened this week, as the highways authority say the road leading into the property is potentially ‘dangerous’.

Residents had previously voiced concerns over plans to build 10,000 square foot of office space and four homes next to a doctor’s surgery off London End, in Beaconsfield Old Town – with developers now withdrawing their latest application which was due to be discussed last week.

As part of the proposed development, Hall Barn Estate property consultants, Bidwells, had mooted a possible one-way system using the Millbarn Medical Centre road as an entrance with an exit alongside The Swan Pub.

However, a report from Buckinghamshire County Council’s highways authority said it would not be “self-enforcing” and was likely to lead to vehicles going the wrong way and cause potential accidents.

Beaconsfield Town Councillor, Alan Walters, said: “It highlights exactly what I and the other residents have been saying; the access and egress to the site does not appear to be safe for pedestrians and cars.

“This is an area which is well used by pedestrians and in particular patients of the Millbarn Medical Centre.

“The main concern is that people who are unwell or struggle to walk or use wheelchairs or mum’s with pushchairs use this current area – it really needs to be looked at.

“I understand that it’s a site which something is going to be built on, but it has to be right for the area and safe for both pedestrians and other drivers.”

On Friday, Tristan Higgs, development management technician at BCC planning advisory and compliance service, gave four reasons as she recommended the planning committee refuse the application.

It included the width of the proposed access being “inadequate” and being contrary to the national planning policy framework.

She also highlighted the intensification of use on the road potentially leading to pedestrian visibility being substandard, leading to danger and inconvenience for them.

As well as concerns over the one-way system not being self-enforced she also pointed out that the proposed car park layout is unlikely to allow vehicles to manoeuvre in and out of the spaces with safety and convenience.

The plans were expected to be heard by a South Bucks District Council committee on Wednesday, but Bidwells have withdrawn it and say they plan to discuss the issues further with BCC.

Bidwells partner, Daniel Jones, said: “The planning application has been delayed. We have got to communicate more with highways, we are hoping to liaise with them soon to try and resolve the situation.

“There just needs to be more communication with Bucks County Council Highways.

“That notice came in very last minute and unfortunately there wasn’t time for us to try and resolve the issues satisfactorily before tomorrow [Wednesday’s planning committee meeting].
