No tenants will be forced to move out

RE: Rayners Lane Mobile Home Park.

I WOULD like to address some of the concerns expressed by residents in relation to the consultation being carried out by Tribal on our behalf about the future of Rayners Lane Mobile Home Park.

At this time no decision to dispose of the site has been made. We are considering this as an option and we are asking Tribal to investigate it further.

They in turn are consulting tenants as part of the process.

Should a sale be recommended it could only be sold if the purchaser legally contracted to continue to operate it as a mobile home park and there is no question of it being sold off and the existing tenants being forced to move out.

All tenants have a contract setting out their rights and responsibilities and this would not change, and as now, tenants are secure and can only be asked to leave if there has been a breach of these conditions.

Our intention is simply to identify the best possible way to get the necessary repairs to the site completed. These are extensive and involve the estate roads, drains and asbestos roofs to some of the outbuildings and are likely to cost around £500,000.

The surplus we have from the rental income is insufficient to do these and we cannot afford to maintain this site to the required standard.

This consultation aims to talk to the tenants in order to find a suitable solution for everyone and in doing so protect the future of the park. If the site is marketed, any prospective purchaser will be made aware of the repairs required, so the price that they paid would reflect this.

Whatever recommendation is put to us we would ensure that these tenants would remain protected, no one would be forced to lose their home and the park would continue to operate.

Let's get this right!

The Council wants to get rid of the site because it apparently needs to spend £0.5 million on it to bring it up to current standards.

So the Council wants to sell the site.

Exactly how will the Council guarantee that a buyer will not remove the mobile homes in order to make the deal commercially viable?

If the Council cannot operate the mobile home park on a commercially viable basis, how would a commercial company do it?

what is really concerning is thst Council isnt spending funds to put things right --thats what they get council tax for!!!
Too busy wasting council tax rather than investing in our future it would seem!!

Ok, my solution.

The council offers the residents the opportunity to form there own site owning company, so they can buy the site themselves at a fair price. Include in the price the reduction to fund the repairs, plus a little extra as a good will gesture for messing up so badly in the first place.

The new company would have to complete the repairs inside a reasonable time frame to a reasonable standard. However if the residents choose to offer their own services to carry out these repairs to keep down the price, then all the better.

So the council would be shot of the mill-stone this site appears to be to them, the repairs are completed and the site will be up to the standard the resident would want (i.e. better than required) and the residents would each own a joint share in the company that owns the freehold of the site.

Everyone's a winner, as long as the council keep to a reasonable price.
