The accommodation is arranged over three floors with significant natural light and benefits from a wonderful kitchen/dining/family room with bifold doors to a beautifully landscaped south facing garden. The generous entrance hall opens on to the sitting room and cloakroom and the substantial kitchen/dining/family room with access to a large terrace for outdoor dining. The kitchen is of high quality with a range of fully integrated appliances, Corian work surfaces and under cupboard lighting. The principal bedroom with dressing room and ensuite shower is on the first floor with views over the garden and beyond. There is a further bedroom at the front of the property and a large family bathroom. The second floor has another spacious double bedroom with a dressing room which over looks the garden, a shower room and a double bedroom, with the addition of a lovely balcony at the front of the property. Side access leads to the wonderful garden with granite paving inviting you to make your way to a superb, generous garden studio tucked away at the far end of the garden. The studio/office has both phone and internet connection. A garden shed is also located here offering good storage and has both power and lighting. There is off road parking for two cars at the front of the property, with the added bonus of an electric charging point.

The property offers wonderful light and space with flexible family and entertaining space and is finished with precision to detail.

The windows and external doors are all triple glazed and essentially maintenance free, being laminated timber frames internally, externally clad in powder coated aluminium.

The walls are constructed from SIPS panels (Structural Insulated Panel System) timber faced with a dense insulation core to provide high levels of insulation. The panels are faced internally with two layers of plasterboard and externally with a Sto render (thin-coat synthetic render) on cement based boards.

The heating system is gas fired hot water underfloor heating throughout fed from a combination boiler that also provides instantaneous hot water. All floors are highly insulated, and each floor is split into separate room zones, each with its own thermostatic control. The house is designed to be as airtight as possible. Ventilation is provided by a whole house heat recovery system that recovers heat from air being exhausted and transfers it to incoming fresh air. In summer the system bypasses the heat recovery process and just provides fresh air.

The roofs on both the house and the garden studio are finished in zinc cladding on a very highly insulated timber structure. PV panels are fixed to the main house roof and are rated at 3.68KW. The electricity generated is the subject of an agreed feed in tariff with EON energy.

A rainwater harvesting tank is connected to an external tap to provide a rainwater supply for watering plants in the garden, as well as supplying the washing machine and toilets.

The large garden studio/office is insulated to a similar standard to the house and is clad in a maintenance free composite timber cladding.

The property is perfectly located for access to many of Oxford's renowned choice of state and private schools with cycle lanes and public transport nearby and is within easy reach of Summertown's excellent variety of shops, restaurants, cafes and bars, doctor and dentist surgeries, various sport centres and a public library. The A34 and M40 are a short drive away and Oxford Parkway is also nearby with trains to London Marylebone in approximately 55 mins.
