Five lots in next week’s Thompson Wilson auction range from a purpose-built studio flat for £130,000+ to a four bedroom semi in need of renovation that’s expected to fetch £250,000+.

All the properties due to go under the hammer at The Old Town Hall in Wycombe next Thursday are close to the town centre or surrounding area.

The purpose-built studio is on the first floor of Nightingale House at Ludlow Mews on the A40 London Road not far from Wycombe Marsh Retail Park and Tesco at Knaves Beech.

The front door of the studio opens onto a hall leading into the bed-sit plus kitchen and bathroom. An off-road parking space comes with it.

The first lot of the day will be a ground floor converted one bedroom flat in an older style house with bay windows in Birches Drive off the West Wycombe Road.

The apartment is currently let for £750 a month. The property has 94 years remaining on a 125 year lease. Guide: £145,000+.

Also on auctioneer Guy Charrison’s list is a two bedroom period cottage with back garden in West Wycombe Road (guide: £185,000+).

The rooms are spread over three floors. Lounge, kitchen and bathroom are on the ground floor leaving space for each bedroom upstairs to have its own floor.

A similar guide price - £185,000+ -  is being quoted for an older style mid terrace villa in Green Street.

This one has an upstairs bathroom, two bedrooms and two reception rooms plus kitchen, inner hall and courtyard garden.

In the run up to the auction, the property attracting most interest from investors and also buyers looking for a restoration project is a boarded up four bedroom semi opposite Kingsmead recreation ground on London Road on the east side of Wycombe town centre.

The agents at the Wycombe office of Thompson Wilson say the house needs “complete modernisation and renovation throughout.”

Bidders can get an idea of its potential from the well kept properties either side.

The one with a guide price of £250,000+ in the sale room next week has a lounge, dining room, kitchen and bathroom on the ground floor.

All four bedrooms are upstairs and there are gardens back and front.

  • The auction in The Oak Room at The Old Town Hall starts at 1pm on Thursday June 28.
