What are property buyers looking for in a home since the start of the pandemic?​​

The demands of buyers have changed significantly since the start of the coronavirus pandemic and a record number of homes are coming to the market.

Ian Thomas, partner at Ford and Partners in High Wycombe gave us an insight into what people in the region are after when moving home since the first lockdown.

He said: "We have seen significant changes since March 2020 and are pleased to announce that we have sold property to a value of twelve million pounds.

"The housing market has certainly bounced back from lockdown in a strong fashion."

Mr Thomas identified that after lockdown the true worth of an extra bedroom became priceless, as people working from home were having to take calls and work from the dining room table.

High Wycombe properties with gardens or close to green spaces all of a sudden became even more desirable.

He said: "The increased demand for a new home meant that the properties on the market coming out of lockdown in early summer with extra rooms and gardens were snapped up in days for ‘full’ price." 

A recent Rightmove report revealed that the average time to sell is now 50 days, which is 12 days faster than the same period last year.

The report compared the national UK property market in 2019 to 2020.

Gráinne Gilmore, head of research at Zoopla said:

"At present, we're predicting the busiest run-up to Christmas in the property market in over a decade, a trend we anticipate across the south, as well as the country as a whole."

The latest YouGov statistics showed that a third of buyers said the pandemic has made having a garden more important to them.

Whilst three in ten buyers said the pandemic made a home workspace a priority.
