Approved plans to replace a vacant cottage previously described as an “eyesore” with a new house could now be superseded by a revised scheme for one with an “additional bedroom”.

J Smith and Sons (Walter’s Ash) Ltd, of Banbury, has submitted to Bucks Council a new planning application for Ann’s Cottage, off Main Road, in Naphill.

In February, J Smith and Sons won approval to tear down Ann’s Cottage, and in its place build a new four-bed property, with a driveway and three parking spaces.

This, despite fears from neighbours it could create a “loss of privacy”.

At the time, Hughenden Parish Council also objected, citing “additional traffic” concerns – and potential damage to the dozens of allotments opposite Clappins Lane which share access to the site.

But former Cllr Chris Whitehead said, “we have to develop this site”, describing it as an “eyesore”.

Now, an additional bedroom could be incorporated.

New plans detail the ‘demolition of the existing two-storey detached property, and construction of a two-storey detached five-bed house, with a new drive, rear garden, and three parking spaces’.

Many of the trees on site are to be removed, according to council documents.

“Any direct vision between this [additional bedroom] window and any neighbouring properties will be highly unlikely, due to the presence of an established mature Holly and Yew tree,” a design and access statement reads.

The applicant is now awaiting a decision from Bucks Council.
