PLANS to overhaul a farm site for a new housing development similar to a previously refused scheme have been submitted.
D. Croft Transport Ltd has submitted to Bucks Council a new planning application for a residential development at Model Farm, on Gorelands Lane, in Chalfont St Peter.
This is not the first time an attempt to redevelop the 1.8-hectare site has been made. In December 2020, Bucks Council refused a similar application by D. Croft Transport Ltd for 20 new homes and 18 apartments on several points – not least the site’s remote location and ‘car dependency’.

Former councillor Julia Burton said at the time the new homes would “be stuck in the middle of nowhere”.
However, a planning statement: “Modifications have been made to the proposals…particularly in regard to the sustainability of the travel arrangements of the proposed development.”
It also states the ‘reliance’ on car travel “is not specific to the site but to the district and region as a whole”.
It adds the scheme’s overall impact on the Green Belt’s openness and visual character “will be positive”.

What the new scheme could look like
The fresh plans outline the conversion of some existing buildings on site to 20 properties and the demolition of other existing dwellings on site to be replaced with a building with 18 apartments – 38 units in total.
There is also mention of EV (electric vehicle) parking, both private and shared outdoor space, and a new vehicle access.
A total of 82 parking spaces is also proposed.
It is understood on site there is currently some houses, and some mixed-use buildings, as well as the Shire Centre, and the Equine Clinic (both for conversion).
Council officers will now decide what becomes of the application.
